Finding a cheap rental apartment in Malaga is a chimera. The solution to this could be (perhaps) mini-apartments. Studios of less than 30 square meters, which due to their dimensions are adaptable to cheaper prices. However, the offer of these apartments is not very rich. In Malaga, only 1.4% of these apartments can be classified as mini-apartments, according to a recent report published by Idealista. Therefore, this is a high percentage if we take into account the total number of people living in Spain. If we analyze this data by region, there is no other capital in Andalusia that exceeds one percent of this type of capital. Almeria and Seville, second in the region, concentrate 0.6% of the mini-apartments. The cities with the lowest proportion of apartments are Cordoba and Jaen with a share of 0.2 percent. According to the national overview, the cities with the highest number of mini-flats are Madrid (1.6%), Segovia (1.6%), Ceuta (1.5%) and Malaga (1.4%), which would rank fourth. ranking where even some cities that do not appear do not register a mini-flat: Zamora, Teruel, Soria, Melilla, Logroño, Huesca, Guadalajara and Girona.  Andalusia as a whole is below the national average: 0.6 percent compared to 0.8 percent for all regions. Madrid (1.4 percent) and Catalonia (1.2 percent) are the only places with more than one percent of mini-apartments in their regions. . Thus, it can be argued that the Costa del Sol stands out as the main center of mini-apartments in the southern part of the Iberian Peninsula. What are the other apartments like? According to information from Idealista, it turns out that most of the apartments in Malaga are between 60 and 100 square meters, which is the real estate background of the group. Houses of 30 to 60 square meters and 100 to 150 square meters are divided between 24% and 21%. So what about the larger apartments? The figures presented state that they do not dominate, although they are more than the aforementioned mini-apartments: just over 5% exceed 150 square meters.

Renting a house in Malaga was a practically impossible task a year ago, and the situation is only getting worse. The supply remains scarce and the price continues to rise, making it virtually impossible for a family with a normal salary to get a home. This is reflected in the latest data from the real estate portal Idealista, which highlights that the average rental price in the province of Malaga is 13.8 euros per square meter in December, an increase of 13.6% over last year. a new historical record. Idealista provides data from 14 locations in the province - where it has a significant sample of apartments for rent - and in all of them renting an apartment is now more expensive than a year ago. In fact, we also have record prices in Malaga city and Casares. On average, for an apartment of 100 square meters, 13.8 euros per square meter would cost 1380 euros per month. This is the monthly salary of many people in Malaga, so you can not allocate the entire salary only to rent, because you tend to pay for food, clothes, electricity, water, etc. every day. Several municipalities included in this study even exceed these 13.8 euros. The most expensive is Marbella, with an average price of 16.2 euros per square meter (7.9% more than a year ago). Torremolinos and Benalmádena already pay 14.1 euros per square meter and Benahavis 15.5 euros.  In the capital, Malaga, the price continues to rise like wildfire. The average price per square meter is 13.6 euros, 14.5% more than a year ago and a historical record. The cheapest location analyzed by Idealista is Ronda with 6.1 euros per square meter. Alhaurín el Grande and Torre del Mar also cost less than 10 euros per square meter. Are prices projected to fall? It is already difficult to know because we have been years where it seems that it can no longer grow, but even so it does. On the other hand, there is a lack of supply of tourist apartments and the fact that the construction of new apartments has not yet started. On the other hand, demand continues to grow in a province like Malaga, which attracts workers from other parts of Spain and abroad - many of them well paid and where young people logically dream of independence. and create their own family without having to live at home with their parents. "2023 was a bad year for rentals. Supply continues to evaporate with no signs of increasing in 2024, and prices reached record highs in most markets this December," says Idealista spokesman Francisco Iñareta ... . The expert adds that "the consequent rental measures and their culmination with the approval of the housing law last May caused the current cataclysm: the loss of the investor in rental housing and a significant withdrawal of owners who decided not to continue with housing in the face of "Regulatory instability and as a problem when they are the most important part of the solution. Because of this, many still choose landlords in the market to keep their properties available for seasonal rental, tightening conditions and seeking reliable tenants. regulatory experiments, implementation of policies that never worked where they were implemented, reality set in. Measures to lower prices and protect the most vulnerable families among privileged tenants have resulted in the opposite: supply is scarcer than ever, prices are at historic levels, high-rises and the most vulnerable tenants are left completely unprotected. In this sense, the Idealista spokesperson predicts that "without a 180-degree turnaround in the rental market, in a year's time we will be in an even worse situation, much further away from a stable market, with plenty of supply and reasonable prices".

This year sales in Marbella's luxury real estate market increased by 20% over 2022, when "less than 10% of sales are made through mortgages," according to the general manager of real estate agency Panorama. Features, Christopher Clover. This is according to the company's Marbella Real Estate Market Report 2023, which states that "Marbella has experienced exceptional growth over the last year, reaching unprecedented levels of sales in all types of housing". This trend "was also reflected in the rest of the country, with global real estate investments increasing by a third over last year and reaching more than 17.5 billion euros". According to Clover, last year "the city of Marbella recorded the highest number of sales in 16 years, with a growth rate of 119 percent in the last decade and a total of 42,744 properties sold." Added to this, "sales in the so-called golden triangle formed by Marbella, Estepona and Benahavís have increased by 123 percent in the last ten years". Despite a significant rise in interest rates in Spain in the last quarter of 2022, which made it more expensive to buy a home, Clover reported that "less than 10% of purchases and sales in Marbella's luxury sector are backed by mortgages". In this regard, the CEO of Panorama Properties stated that "during 2023, we observe that luxury property sales are even stronger than last year, with an increase of up to 20% at the top end of the market. Price competitiveness Regarding starting prices in all categories, he noted that in Marbella they "grew by an average of 15% between June 2022 and 2023, reaching a new all-time high of €4,233 per square meter, approximately double that of a decade ago." . In the province of Malaga, the growth of newly built homes was 3.4% and 11.2% for used homes. Globally, Marbella ranks 16th, ahead of Madrid and Dubai. Monaco is the most expensive city in the world to buy the best apartments. The average selling price is more than 50,000 euros per square meter. At the same time, it ranks ninth among the 50 most expensive municipalities nationwide, ahead of Sant Josep de Sa Talaia in Ibiza (6,295 €/m2), which makes prices on the Costa del Sol remain attractive and competitive. According to the report, prices for new or renovated luxury apartments in the Marbella area, on the most desirable coasts of the Golden Mile, range from 6,000 to 25,000 euros per square meter, sometimes even more for very exclusive apartments. . Prices for new or renovated villas in the area range from 8,000 to 14,000 euros per square meter.
